Averitt has opened a 100,000-square-foot warehouse beside its existing 57-door LTL terminal in Richland, Mississippi, putting distribution, fulfillment and asset-based freight operations on the same logistics campus.
The Jackson Distribution & Fulfillment facility opened August 24 at 109 Diane Drive, near the intersection of Interstates 20 and 55.
Rather than operating solely as a dedicated warehouse for a single customer, the building is configured as a multi-tenant facility where Averitt is offering space without long-term warehouse contracts.
That gives the 3PL capacity for customers seeking temporary inventory space as well as more conventional distribution and fulfillment operations. Averitt is marketing the building for requirements including overflow inventory, seasonal storage and emergency staging, with customers able to adjust the amount of space they use as requirements change.
The operational proposition extends beyond the additional square footage.
The new building sits directly beside Averitt’s existing Jackson-area LTL service center, allowing inventory stored or fulfilled at the site to connect with the company’s freight network without relying on a separate warehouse location.
Averitt’s facility specifications show that the warehouse is temperature-controlled and has eight shipping and receiving doors. The secured property also provides more than 130 trailer parking spaces.
The company has not disclosed the temperature range or refrigeration system, so the facility should not be characterized as refrigerated or frozen cold storage.
Warehouse services include inventory management, pick-and-pack, light assembly, barcoding and labeling, small-parcel shipping, ecommerce fulfillment and retail distribution.
Averitt identifies Extensiv as the warehouse management system providing customers with real-time inventory visibility at the facility. No warehouse robotics, AS/RS, automated pallet handling or conveyor systems have been disclosed.
The Richland location also places the warehouse near several freight modes.
In addition to I-20 and I-55, Averitt says a CPKC intermodal terminal is less than a mile from the property. Jackson-Medgar Wiley Evers International Airport is approximately 10 miles away, while the company positions the site for freight moving through Gulf Coast port gateways including New Orleans and Mobile.
That connectivity gives the campus a broader role than local storage. Averitt offers LTL and truckload transportation alongside drayage, intermodal, international forwarding, expedited and final-mile services.
State records provide additional context on the investment behind the expansion, but also introduce an unresolved discrepancy over its size.
The Mississippi Development Authority announced in October 2025 that Averitt was investing $9.6234 million in a Richland expansion expected to create 27 jobs.
At the time, the agency described the development as a 150,000-square-foot logistics facility. Averitt now identifies the warehouse that opened in August 2026 as 100,000 square feet.
Neither source explains the 50,000-square-foot difference. The available information does not establish whether the original project was reduced, whether the state announcement referred to a broader development scope or whether the two figures were calculated differently.
The $9.6234 million investment should therefore be understood as the amount announced for the Richland expansion in 2025 rather than a newly disclosed final construction cost for the completed 100,000-square-foot warehouse.
The same qualification applies to employment. Mississippi officials said the project was expected to create 27 jobs, but Averitt’s opening announcement does not state how many people currently work at the new facility or confirm that all 27 positions have been filled.
Richland also expands an existing Averitt warehousing presence in the wider Jackson market rather than establishing one from scratch.
Company material published before the opening said the new 100,000-square-foot building would combine with a 165,000-square-foot operation in Crystal Springs to give Averitt approximately 265,000 square feet of warehouse capacity across the Jackson market.
The development is also part of a wider physical expansion of Averitt’s network.
In February, the company said projects scheduled between 2025 and 2027 would add approximately 895,530 square feet of warehouse capacity, 379 dock doors and 1,953 truck parking spaces across its operations.
Jackson was among the locations identified for expansion, alongside projects in markets including Columbia, South Carolina, Oklahoma City and Tulsa.
For Richland, however, the important addition is not simply another 100,000 square feet.
Locating flexible, multi-tenant warehouse capacity beside a 57-door LTL terminal gives Averitt the ability to combine inventory holding, fulfillment and freight transportation within one local operation. The nearby intermodal terminal adds another transportation option for customers whose freight moves beyond the regional trucking network.
How intensively that capacity is being used remains unclear.
Averitt has not disclosed current warehouse occupancy, customer numbers, pallet capacity, annual throughput or the proportion of freight transferring between the warehouse and adjacent LTL terminal.
Those operating metrics will ultimately provide a clearer measure of the site’s role within Averitt’s network. For now, the Richland opening adds a warehouse component directly to an established freight terminal, turning the location into a broader distribution and transportation campus rather than simply expanding dock capacity.
