INDUS Acquires Phoenix Warehouse with Rental Growth Potential

418,000-square-foot industrial warehouse acquired by INDUS Realty Trust in Tolleson, Arizona.

INDUS Realty Trust has acquired a fully leased 418,000-square-foot warehouse in Phoenix, adding an occupied logistics asset where the company sees potential to increase rent when the existing lease expires.

The Class A cross-dock building is in Tolleson, a western Phoenix industrial submarket with direct access to Interstate 10. The acquisition takes INDUS’ Phoenix portfolio above 1.5 million square feet less than two years after the company entered the market.

INDUS has not disclosed the purchase price, tenant, seller, current rent or lease expiry. Those omissions make it impossible to independently quantify the return potential, but the company has been unusually explicit about what attracted it to the property.

Andre Ciani, INDUS’ director of acquisitions for the Phoenix region, said the company acquired the building at a price it considers well below replacement cost and that the existing lease carries rent below prevailing market levels. INDUS therefore expects an opportunity for significant rental growth when the lease expires.

That makes the timing of the acquisition important. The property is already occupied, providing INDUS with a leased logistics asset while leaving open the possibility of a future rental reset. Whether that upside is ultimately realised will depend on conditions at lease expiry, which INDUS has not disclosed.

Current Phoenix market data provides some support for the company’s decision to increase its exposure. Kidder Mathews reported industrial vacancy of 11.4% in the second quarter of 2026, down 210 basis points from a year earlier. Direct net absorption reached 5.4 million square feet during the quarter, while leasing activity totalled 7.9 million square feet.

The recovery has also extended to larger facilities. Marcus & Millichap reported that vacancy among Phoenix industrial properties larger than 250,000 square feet fell by more than 500 basis points in the year to March 2026, reaching below 12%. That is particularly relevant to an acquisition of this scale, although brokerage methodologies and market definitions differ.

INDUS is also acquiring a building configured for large distribution operations. The property has a cross-dock layout, multiple loading positions, trailer parking and secured truck courts measuring 180 feet deep. Its access to Interstate 10 provides a direct east-west connection between Phoenix and Southern California.

The company describes Tolleson as a supply-constrained infill market, although that characterisation was not independently established in the research supporting the transaction. INDUS President and CEO Michael Gamzon said the company sees Phoenix as an important distribution market as well as a growing advanced-manufacturing and data-centre hub.

The deal continues INDUS’ broader expansion. As of July, the company reported owning or holding majority interests in 76 properties totalling 15.7 million square feet, more than double its portfolio size when affiliates of Centerbridge Partners and GIC acquired the business in June 2023.

For INDUS, the acquisition combines the income profile of an occupied warehouse with what the company sees as the potential for future rental growth in a market where industrial fundamentals have strengthened during 2026. But the economics of that opportunity remain largely behind closed doors. Without the acquisition price, existing rent or lease expiry, the scale and timing of any potential upside cannot yet be assessed.
