U-Haul opens 600-container U-Box warehouse in Arkansas

U-Haul has opened a 62,825-square-foot facility in Hot Springs, Arkansas, combining more than 850 conventional self-storage units with warehouse capacity for 600 of the company’s portable U-Box containers.

The property at 623 Files Road began serving customers on July 24 and is U-Haul’s first company-operated retail, moving and self-storage center in Hot Springs. The company already has a network of independent neighborhood dealers offering U-Haul services in the city.

For warehouse and property operators, the more distinctive feature is the mix of storage functions at the site.

Alongside its fixed self-storage units, the center incorporates an on-site warehouse capable of holding 600 U-Box containers. Those containers can be loaded by customers and subsequently stored or transported, giving the property a portable-storage function alongside its conventional self-storage business.

U-Haul has not disclosed how much of the 62,825-square-foot building is dedicated to the U-Box operation, nor has it provided details on container throughput, handling equipment, storage configuration or dock infrastructure.

The broader facility includes climate-controlled storage options, indoor drive-in loading and unloading, elevators, utility carts and ADA-accessible units. It also supports truck and trailer rentals, hitch installation and sales of moving and towing supplies.

At least eight employees are expected to work at the site.

The Hot Springs opening comes as U-Haul continues to deploy capital into a much larger expansion of its owned and managed storage network.

During the three months ended June 30, 2026, U-Haul said it added 18 locations with storage and approximately 1.1 million net rentable square feet. Another 12 million net rentable square feet was in development or pending at the end of the quarter.

The company currently reports approximately 1.15 million rentable storage units and 100.3 million square feet of self-storage space across its owned and managed portfolio.

That expansion is taking place even as occupancy across U-Haul’s established storage properties has softened. The company reported that same-store occupancy declined 4.5 percentage points year over year to 88.3% in its fiscal 2027 first quarter, while self-storage revenue increased 6.8% and revenue per square foot rose 7.6%.

The Hot Springs project therefore adds capacity within a company-wide storage development program rather than representing an isolated move into the market.

U-Haul said it chose to develop the property after observing growth in the Hot Springs community and demand for climate-controlled storage.

Available population data provide a more measured picture of that growth. The U.S. Census Bureau estimated Hot Springs had 37,979 residents as of July 2025, up 0.2% from its April 2020 estimates base. That does not address storage demand directly, but it does not support characterizing the city itself as a rapidly expanding population market.

The Files Road center also represents a different form of U-Haul presence from the company’s existing network in Hot Springs. U-Haul’s location directory lists multiple independent neighborhood dealers around the city, while the new development gives the company its first directly operated retail and self-storage center there.

U-Haul plans to add boat and RV storage at the property, although it has not disclosed the capacity or timetable for that expansion.

The company has also not disclosed the development cost, land price, current storage occupancy or expected rental revenue for the new center.

For U-Haul, the opening adds another owned storage property to a national development pipeline measured in millions of square feet. Operationally, the Hot Springs site is notable for putting more than 850 fixed storage units, portable-container warehousing and moving-equipment services within a single property — without relying on the site being a traditional distribution center.
