Prologis Turns California Warehouse Rooftops into Community Solar Network

Warehouse rooftop solar panels on Prologis logistics facilities supporting California community solar programmes for residential electricity.

Warehouse rooftops have traditionally been used for building operations or on-site power generation. In California, Prologis is adopting a different approach by using logistics facilities to generate electricity for nearby communities rather than solely for the warehouses they serve.

The logistics real estate company has expanded community solar projects across Southern and Northern California, with more than 16MW of rooftop solar capacity either operating or under development. Rather than supplying warehouse tenants directly, the electricity is delivered through local community energy programmes administered by Clean Power Alliance and Ava Community Energy for eligible residential customers.

The largest portfolio is in Southern California, where Prologis has signed power purchase agreements with Clean Power Alliance covering 10 warehouse properties with more than 9MW of rooftop solar capacity. According to Prologis, the projects are expected to serve approximately 4,670 households across 38 communities, with qualifying participants receiving an estimated 20% reduction in monthly electricity bills through California’s Disadvantaged Communities Green Tariff programme.

One of those projects, at Prologis South Bay 20 in Carson, is already operational. Prologis said the installation will provide 100% renewable electricity at reduced rates to around 500 local households, while discounted electricity will also be supplied to Carson City Hall. Clean Power Alliance has separately stated that the rooftop installation has a generating capacity of 1.32MW.

In Northern California, Prologis is working with Ava Community Energy on five rooftop solar projects across Oakland, Hayward, San Leandro and Tracy, representing approximately 7.28MW of planned capacity. The first installation has been completed in Oakland, with the remaining projects scheduled to follow. Ava Community Energy said the portfolio is expected to serve more than 3,000 households once fully operational.

The projects demonstrate how warehouse rooftops can be used to host distributed electricity generation alongside their primary logistics function. Under the programme structure, Prologis develops and hosts the rooftop solar assets, while local community energy providers manage customer participation and electricity delivery.

According to the company, the initiative is intended to expand access to renewable electricity for renters, multifamily residents and households that cannot install rooftop solar themselves. Prologis also said that locating generation closer to centres of electricity demand can contribute to a more resilient power system, although broader grid resilience benefits were not independently assessed in the announcement.

The company did not disclose project investment values, commercial arrangements, power purchase pricing or expected financial returns. Nor did it identify whether warehouse tenants consume any of the electricity generated, how the rooftop systems affect building operations or whether battery storage forms part of the projects.

The California programme illustrates how logistics properties can support community energy initiatives while continuing to operate as industrial facilities. Although the long-term commercial performance of the projects remains undisclosed, the initiative demonstrates another way warehouse real estate can be used beyond its traditional logistics role.
